Main Window

The main window is divide into four main parts. The Tenant’s part is on the left side of the window.

The middle of the window is the Building part. On the right side of the window is the Owner part.

 

At the bottom of the window is the ADD/EDIT part.

  

 

 

 

 

 

Printing Tenant Mailing Labels

Lets Print the Labels

  Click on Print Mailing Labels button under the Tenant Info area in the main window.

  A print preview of the labels will appear on the screen.

  This will include one mailing label for every tenant.

  Note: All labels require Avery 5160 series address labels (or equivalents).

 

 

 

 

 

 

 

Printing Owner Mailing Labels

Select an Owner

  Just select an owner in the main window. This can be done by selecting any tenant that lives in one of her/his buildings using the "Select a Tenant" drop down list in the main window.

Print Owner Labels

  Click on Print Mailing Labels under the Building Owner Info area in the main window for a print preview.

  The print out will be a full page of owner labels (unlike the tenant labels that print one for each tenant).

  Note: All labels require Avery 5160 series address labels (or equivalent).

 

 

 

 

 

Expense Reports

 

 

 

 

 

 

 

Set up the Report

 Press the Reports button to open the report window.

 Select the proper start date and end date using the date drop down lists. RentTracker allows you to create expense reports over just about any period of time.

  Select the desired type of report from the drop down list.

  If another drop down list appears, select the proper data.

  Click "Run Report" to see the selected report.

  Note: If an expense report is blank, it is because there were no expenses (not including depreciation) for this building during this time period.

 

 

Depreciation

The depreciation of the building is automatically calculated for this building and added to the expense report. This value is calculated over the time period selected for the report. Note: For tax purposes, the only valid depreciation value is calculated from Jan 1 to Dec 31 of a given year. The calculation uses the straight-line, mid-month depreciation method with a recovery period of 27.5 years. This is solely applicable for residential rental property according to the 2000 Standard Federal Tax Report.

Note: The depreciation value is for reference only. RentTracker is not responsible for any discrepancies that may occur. The calculation for determining depreciation may change over a period of time as federal tax laws change. The user should always verify the depreciation value according to current laws before committing this value for tax purposes!

Additional Note: If an expense report is blank, it is because there were no expenses (not including depreciation) for this building during this time period. You must have at least one expense during the report period.

 

 

 

 

 

 

Income Reports

  Select the desired type of report from the drop down list.

  If another drop down list appears, select the proper data.

  Click "Run Report" to see the selected report.

  Note: If an income report is blank, it may be because there was no income for this building during this time period.

 

 

Importing a Building's Picture

Select the Building

  To import a picture of a particular building, you must select a building first, by using the drop down list to select a tenant that lives in the building.

  After the building has been selected, it's address(es) will be shown in the Building Info area.

Import the Picture

  Now click on Import Picture of this Building in the Building Info area.

  A window will pop up allowing you to browse to find the picture file.

  RentTracker supports the following picture formats: gif, bmp, and jpg.

  Note: To protect the user from unnecessarily slowing down the program, RentTracker will only allow files smaller than 100k.
